Unlike traditional broker referral arrangements, the Property360 model integrates a qualified mortgage broker into the operational environment of the agency. The role exists to strengthen the agency’s service capability while supporting smoother property transactions for buyers and vendors.

Mortgage brokers selected for this role operate as professional finance specialists aligned with the real estate office.

The Role of the Broker Within the Agency

The Embedded Finance & Compliance Officer works alongside the real estate team to support both the agency and its clients throughout the property transaction process.

The role focuses on providing structured finance guidance and coordinating lending pathways for buyers while assisting the agency in maintaining organised compliance processes connected to property transactions.

Key responsibilities include:

• Assisting buyers with structured lending solutions during the property purchase process
• Acting as the finance liaison between buyers, lenders and relevant stakeholders
• Supporting the agency with organised compliance coordination related to transaction documentation
• Helping ensure finance approvals progress efficiently to support successful settlements
• Maintaining professional communication with agents and clients throughout the process

The objective is to provide a dedicated finance capability within the agency that supports transaction efficiency while improving the experience for buyers.

Property360 is designed as a structured placement model, not a broker recruitment program.

Each participating real estate office operates with a single dedicated Finance & Compliance Officer, ensuring alignment between the agency and the broker supporting its clients.

For this reason, broker placements within the model are limited.

Mortgage brokers are selected based on their professionalism, communication capability and ability to operate effectively within an agency environment.

As agency placements are confirmed across Australia, only a limited number of brokers will be selected to operate within the model.

The Sentinel

The Sentinel provides an additional compliance layer for the broker to access, understand and apply all the appropriate AUSTRAC and legislative requirements within the role. The Sentinel is found on the Property360 Agency website, a gated page just for the Compliance & Finance Officer (CFO). Within the Sentinel is IBIS, an AI marvel that will answer any compliance question (for both real estate and finance broking), and help you to not only understand the legislation, but to apply/implement it into your business and the role.
